Beautiful photos can get buyers through the door. But once you’re inside, it’s time to stop looking at the décor and start evaluating the house itself.
Here are five things Houston-area buyers should pay attention to during a showing.
1. Look Up, Down and Around
Don’t spend the entire showing admiring the kitchen.
Look at ceilings, walls, flooring and around windows. Watch for stains, cracks, uneven flooring or signs of previous repairs.
You’re not conducting an inspection—you’re simply paying attention.

2. Pay Attention to How the Home Feels
Photos can’t tell you everything about a floor plan.
Walk through the house as if you already live there.
Does the kitchen connect naturally to the living space? Is there enough storage? Are bedrooms positioned where you want them?
Square footage matters. How that square footage works matters more.

3. Step Outside
In Houston, the exterior deserves attention too.
Look at drainage, grading, fencing, landscaping and the condition of exterior surfaces. Consider how much maintenance the yard will require and whether the outdoor space fits how you actually live.

4. Listen
Spend a few quiet seconds inside and outside the home.
Can you hear traffic?
Nearby construction?
Airplanes?
Dogs?
Neighborhood activity?
Some sounds won’t bother you at all. Others might become very different after you’ve lived there for six months.

5. Look Beyond the Staging
Great staging helps buyers imagine themselves in a home.
But don’t let furniture, artwork and décor make the decision for you.
Ask yourself:
Would I still want this house if every piece of furniture disappeared tomorrow?
Focus on the things you’re actually buying—the location, lot, floor plan, condition and features.

The first question may be whether the home feels right.
